From its street connections to its place on Toronto’s downtown skyline, the soaring 60-storey tower synthesizes the goals of its owners, guests and residents. Located on a 45m x 34m site, one of the last remaining “small” sites in the Central Business District, the architectural design was able to achieve a 277m tall tower that serves as a precedent for tight, infill site development. At street level, the design accommodates a separate car and truck access, a porte-cochere, a hotel and condominium lobby and a retail space, achieving the seemingly impossible for this site’s footprint.
Accommodating all of this was achievable only by stacking car and truck ramps one above the other accessed from both Bay and Adelaide streets. Locating parking above the lobby (rather than below grade) made the best use of the real estate by lifting the hotel amenities to a height with better views and increased security.
