The 12-storey Garrison Condominium is part of the Fort York Masterplan and defines the southwest corner of a new boulevard connecting Lower Bathurst Street to the neighbourhood. The site is bounded by the Fort York National Monument and the Gardiner Expressway. Underneath the expressway, a hardsurface park adds to the connected series of public spaces linking the City to the Waterfront.
Overlooking Fort York to the north, the building features a continuous balcony clad in a random series of masonry panels, echoing adjacent historic buildings. Upper floors are glass and set back to create a contrasting expression, reducing the impression of the building’s height. Facing the Gardiner to the north, the building pulls back into an “L” shape with the two faces along the expressway clad in metal panels, creating the effect of the infrastructure shearing the building face. At-grade retail animates the extension of Fort York Boulevard and promenade.
