This 209 unit, 14-storey infill residential condominium project is located on Royal York Road adjacent to the CPR mainline tracks. It replaces a two-level parkade for a 300 unit rental residential project developed over 30 years ago. The existing parking structure was partly demolished and replacement parking was provided underground. The project provides needed new housing for a range of users in the immediate community. It’s built form massing offers a transition to the nearby residential neighbourhood. The top four floors are stepped back. The transition is further reinforced with the 10-storey base building having a combination of linear pre-cast concrete elements and an aluminum window wall system, with the upper four storeys all in window wall. Attention to proportion and detail includes the glass entrance canopy, paving design and site landscape with selected plantings and lighting detail. The outcome is a discrete and welcome addition to the community.
