The Clairmont is located on a narrow deep site on Yonge St. just south of St. Clair, across from the Pleasant Blvd. entrance to the Yonge/St. Clair subway station. The Toronto Zoning By-law envisions a 5 storey high consistent street wall on Yonge St. The Clairmont conforms to this CRITERIA with retail and a lobby entrance at grade. The built form then steps back and terraces in 2 storey steps to a peak of 14 stories with all roofs functioning as terraces. This massing also preserves the late day sunshine on the east side of Yonge St. The building has been conceived as a background building intended to conform to the Yonge St. street wall in the urban context.
